Computer technology has grown in great proportions starting from a computer with a size that of a room to a small well-designed palm top computer. Computers nowadays have become an indispensable part of the lives of people, especially at work, at companies, businesses, schools, offices and even in homes.

It has made the world smaller, but has it made our world better? It would then lead us to ask whether computer technology is good or bad. Now let us try to look at first some of the bad effects. With the advent of computers and with the internet it has become easy to access pornographic sites, children are more exposed to explicit content; some students would lose focus on their studies as they play computer games. The number of obesity cases has increased and it has been attributed to too much computer activity that led to less physical activity among a number of people.

On the other side of the coin, computers have opened a whole new world of possibilities. It is now easier to gain information on world events; you can even find a job in the internet; you can spread advocacies to a vast number of people all over the world; and most importantly it is now easier to be connected with one another even if you are on the other side of the globe.

Computer technology, just like any other material on earth has been created with a common good in mind. Just like a knife, it has been made to cut and slice food to speed up cooking time for people but it can also be used to kill people, and you cannot ban the use of knives in order to stop killing. And so you can’t blame computers for the problems it may have caused for it is the people who use them who caused the problem. It has disadvantages and advantages that must be taken into consideration.

But the problem is not computer technology itself; the problem resides on the people who use it. Computer technology is generally good for it can bring in a lot of good if it is used properly, but can do great harm if used unwisely.

People have choices on how they make use of earth’s resources, and that choice will determine how certain materials will affect people, be it good or bad.

 

People generally wake up in the morning saying their morning prayer in a rhythmic tone. You teach your child the nursery rhymes in a musical tone. Whether it is the flowing river or the cool breeze or the birds singing, there is music all around. Music is a very essential part of your life. One cannot simply live without music. Many people find the idea of having wildlife as pet as exotic and exciting. However, if you want a wild animal as a pet, you should have thorough understanding of the animal and its behavior and needs. The people who have these animals as pets are invariably trained to handle them, but even they will tell how unpredictable these animals can be. You may have read stories in the newspaper of zoo keepers being mauled by their wards.

Often, the animal will not have any interaction with other animals of its own species and will be left to leading a lonely and solitary life. Also, the owners will not be equipped to provide proper care to the animals as they may not be well-versed in these things. Many wild animals look cute and cuddly when they are small. However, as they reach adulthood or sexual maturity, their wild side takes over and the animal becomes aggressive. This is the time many owners abandon their pets or give them away to zoos.

Wild animals are carriers of many diseases that are lethal to humans. For instance, reptiles and amphibians are carriers of salmonella infection and each year thousand of people in the US contract this disease due to their pets. Also, rats imported from Africa are known to carriers of monkey pox. An outbreak of this disease occurred in the US in 2003 when Gambian rats brought in the monkey pox into the country.

Above all, the demand for wildlife as pet is increasing. So, many illegal traders are taking advantage of this demand. Most of the wild animals are captured and then transported in cruel and inhuman manner to reach their owners. In addition, majority of the owners do not know to take care of the animals and this causes them to fall sick or even die.

So, weigh the pros and cons of having wild animals as pets before jumping to adopt one. Make sure that you are properly equipped to handle the care of the animal. Do not adopt one if you have any doubts.

As an “Abundant Life Coach” I get asked about the meaning of “financial abundance” very often. What this means to you can be the difference between living the lifestyle of your dreams, or settling for something less than your dreams. I want you to live the life of your dreams!

Here, then, are 5 Essential Factors of Financial Abundance:

“The Abundant Mindset”

Thousands upon thousands of books, articles, media, programs, and so much more have been produced that discuss the awesome power of our minds, and the influence of our thinking upon our lives. It is difficult to say enough or emphasize enough that truth. As I see it, we are exactly as we think.

In my work, I recommend the adoption of an “Abundant” mindset. This means so much more than finance or money, however, for the purposes of this article, I will discuss abundance only as it applies to the world of money and finance.

A financial abundance mindset means enjoying an abundant amount of money, and yet not allowing greed. Greed does not work (sorry, Gordon Gekko). Of course “financial abundance” will be a relative concept; it will probably mean something different to each person. Greed, however, is fairly obvious; it is almost like knowing (within your mid or heart) the difference between right and wrong.

Further, a financial abundance mindset means having the monetary means or resources to enjoy an abundant lifestyle, yet balancing your financial wealth with philanthropy and generous giving (see point 4). When one’s personal motives are clearly defined and one’s goals are aligned with those motives, then financial abundance becomes clear.

“Specialized Knowledge”

The largest difference between the rich and poor (or the “haves” and “have-nots”) is knowledge. Or, more specifically, the largest difference is a specialized knowledge; meaning that they have the “right” knowledge and also know how to use that knowledge to their advantage. In other words, specialized knowledge is the information or data itself, coupled with the wisdom to know how to use the information or data.

For many, specialized knowledge is an academic education such as medical or law school, while for others this might mean computer programming, aviation repair, or something. Further, many of those with a financial education know how to leverage their own money to make more money. Obviously the point is that specialized knowledge translates to earning ability.

“The Power of Compounding Interest and Investing”

For many people, diligent savings and investment of a consistent percentage of income over considerable lengths of time has lead to financial abundance. I would certainly add that economic factors always play a significant role with regard to risk in investments. Even so, living well within one’s means while investing and saving can very often lead to financial abundance.

“Generous Giving”

Generosity does not necessarily mean giving away or donating money. Mr. Zig Ziglar has said: “If you can dream it, then you can achieve it. You will get all you want in life if you help enough other people get what they want.”

This is so very true. It must be an unwritten law of nature that over time, our generosity is paid back several times over. Of course there are exceptions to every rule, and yet employing an attitude of generosity is always a safe bet for a great return. And, if nothing else, it is an illustration of excellence of character.

“What You Love Over Time”

We should seek ways to turn what we love to do into a good living. I am a firm believer that when we do what we love doing, money very often comes as a byproduct, because our focus is not so much on making money as it is on enjoyment and lifestyle. Over time, money tends to take care of itself in large part when we are doing what we enjoy, especially when it helps others.

In conclusion, the very first point – having an abundant mindset – sums up all of the points I have made in this article. When we do what we love to do; when we are generous and seek to help others; when we live within our means and save money; when we always seek a more specialized knowledge…we then have an abundant mindset, and are bound to realize financial abundance.

Bhumihar caste includes the Brahmins. They are known as Bhumihar Brahmins. When the girl in their family reaches the age of wedding, they plan things. The search for the partner begins. If its an arranged wedding then the bride and the groom get married within the same caste. They get a chance to talk to each other and when they like each other, the talks are taken a step forward. In Bhumihar matrimony, you will see that the weddings have a lot of customs and rituals. Yes, they are quite interesting but they go on for a few days. Thus, when there is a wedding at home, you will see a few pre-wedding ceremonies too.

The pre-wedding ceremonies

In Bhumihar weddings, you will find a number of pre-wedding rituals. They are:

    • There is a tradition called as Siddhanth custom. In this, the priest sits and looks into the panchang to fix the wedding date. Also, he has to see panjis of both the families. These people also believe in horoscopes and that plays a key role in these weddings.

 

    • There is one more different and strange custom. A day before the wedding or the day of a wedding, you will see that the bride has to take blessings of a washer man’s wife. This is because it is believed that a washer man’s wife will always die before her husband and thus she would always remain suhagan.

 

    • On the day of the wedding, when the groom enters the wedding premises, the girl from the bride family would welcome him with sandalwood paste.

 

    • In this, the couple has to then go for the kul devi shrine. The bride’s father takes them. Thus, the groom would get a chance to seethe kul devi mandir of the bride’s father.

 

  • Gauri puja is also quite important as a part of Bhumihar matrimony. This is mainly performed to keep the evils away from the wedding ceremony.

Thus, you will find that there are some really interesting rituals as seen in Bhumihar weddings too. You will really find these rituals quite meaningful. Bhumihar is simple people. But they are quite strict about the wedding and the wedding rituals.

In the times when the younger generation is moving away from rituals, the younger generation of Bhumihar caste is still quite interested in the wedding in an authentic and traditional way. That’s the charm of Indian weddings. Just like other weddings, there is fun too involved in the wedding. Of course, you will also be able to find food and tasty food served to the guests in an authentic way. You should understand that wedding is the time when two families would unite. Thus, it is really an important ceremony. Thus, all the functions and events should be carried out properly. Bhumihar is simple Brahmins. But they are knowledgeable and educated. The bride and the groom are also well brought up and they know the relevance of culture and ethics too. That’s the reason why you can find these weddings more traditional.

In any Listing Agreement there is a point in time when the agency relationship ends.

A Listing Agreement, as it is widely known, is none other than a contract between the rightful titleholder of an interest in land (the ‘Principal’) and a duly licensed real estate firm (the ‘Agent’), whereby the firm stipulates and agrees to find a Buyer within a specified timeframe who is ready, willing and able to purchase the interest in land that is the subject matter of the contract while acting within the realm of the authority that the Principal confers onto the Agent, and wherein furthermore the titleholder stipulates and agrees to pay a commission should the licensee ever be successful in finding such Buyer.

As in all contracts, there is implied in a Listing Agreement an element which is commonly know at law as an ‘implied covenant of good faith and fair dealings’. This covenant is a general assumption of the law that the parties to the contract – in this case the titleholder and the licensed real estate firm – will deal fairly with each other and that they will not cause each other to suffer damages by either breaking their words or otherwise breach their respective and mutual contractual obligations, express and implied. A breach of this implied covenant gives rise to liability both in contract law and, depending on the circumstances, in tort as well.

Due to the particular nature of a Listing Agreement, the Courts have long since ruled that during the term of the agency relationship there is implied in the contract a second element that arises out of the many duties and responsibilities of the Agent towards the Principal: a duty of confidentiality, which obligates an Agent acting exclusively for a Seller or for a Buyer, or a Dual Agent acting for both parties under the provisions of a Limited Dual Agency Agreement, to keep confidential certain information provided by the Principal. Like for the implied covenant of good faith and fair dealings, a breach of this duty of confidentiality gives rise to liability both in contract law and, depending on the circumstances, in tort as well.

Pursuant to a recent decision of the Real Estate Council of British Columbia (http://www.recbc.ca/) , the regulatory body empowered with the mandate to protect the interest of the public in matters involving Real Estate, a question now arises as to whether or not the duty of confidentiality extends beyond the expiration or otherwise termination of the Listing Agreement.

In a recent case the Real Estate Council reprimanded two licensees and a real estate firm for breaching a continuing duty of confidentiality, which the Real Estate Council found was owing to the Seller of a property. In this case the subject property was listed for sale for over two years. During the term of the Listing Agreement the price of the property was reduced on two occasions. This notwithstanding, the property ultimately did not sell and the listing expired.

Following the expiration of the listing the Seller entered into three separate ‘fee agreements’ with the real estate firm. On all three occasions the Seller declined agency representation, and the firm was identified as ‘Buyer’s Agent’ in these fee agreements. A party commenced a lawsuit as against the Seller, which was related to the subject property.

The lawyer acting for the Plaintiff approached the real estate firm and requested that they provide Affidavits containing information about the listing of the property. This lawyer made it very clear that if the firm did not provide the Affidavits voluntarily, he would either subpoena the firm and the licensees as witnesses to give evidence before the Judge, or he would obtain a Court Order pursuant to the Rules Of Court compelling the firm to give such evidence. The real estate firm, believing there was no other choice in the matter, promptly complied by providing the requested Affidavits.

As a direct and proximate result, the Seller filed a complaint with the Real Estate Council maintaining that the information contained in the Affidavits was ‘confidential’ and that the firm had breached a duty of confidentiality owing to the Seller. As it turned out, the Affidavits were never used in the court proceedings.

The real estate brokerage, on the other hand, took the position that any duty of confidentiality arising from the agency relationship ended with the expiration of the Listing Agreement. The firm argued, moreover, that even if there was a duty of continuing confidentiality such duty would not preclude or otherwise limit the evidence that the real estate brokerage would be compelled to give under a subpoena or in a process under the Rules Of Court. And, finally, the realty company pointed out that there is no such thing as a realtor-client privilege, and that in the instant circumstances the Seller could not have prevented the firm from giving evidence in the lawsuit.

The Real Estate Council did not accept the line of defence and maintained that there exists a continuing duty of confidentiality, which extends after the expiration of the Listing Agreement. Council ruled that by providing the Affidavits both the brokerage and the two licensee had breached this duty.

The attorney-client privilege is a legal concept that protects communications between a client and the attorney and keeps those communications confidential. There are limitations to the attorney-client privilege, like for instance the fact that the privilege protects the confidential communication but not the underlying information. For instance, if a client has previously disclosed confidential information to a third party who is not an attorney, and then gives the same information to an attorney, the attorney-client privilege will still protect the communication to the attorney, but will not protect the information provided to the third party.

Because of this, an analogy can be drawn in the case of a realtor-client privilege during the existence of a Listing Agreement, whereby confidential information is disclosed to a third party such as a Real Estate Board for publication under the terms of a Multiple Listings Service agreement, but not before such information is disclosed to the real estate brokerage. In this instance the privilege theoretically would protect the confidential communication as well as the underlying information.

And as to whether or not the duty of confidentiality extends past the termination of a Listing Agreement is still a matter of open debate, again in the case of an attorney-client privilege there is ample legal authority to support the position that such privilege does in fact extend indefinitely, so that arguably an analogy can be inferred as well respecting the duration of the duty of confidentiality that the Agent owes the Seller, to the extent that such duty extends indefinitely.

This, in a synopsis, seems to be the position taken by the Real Estate Council of British Columbia in this matter.

Clearly, whether the duty of confidentiality that stems out of a Listing Agreement survives the termination of the contract is problematic to the Real Estate profession in terms of practical applications. If, for instance, a listing with Brokerage A expires and the Seller re-lists with Brokerage B, if there is a continuing duty of confidentiality on the part of Brokerage A, in the absence of express consent on the part of the Seller a Realtor of Brokerage A could not act as a Buyer’s Agent for the purchase of the Seller’s property, if this was re-listed by Brokerage B. All of which, therefore, would fly right in the face of all the rules of professional cooperation between real estate firms and their representatives. In fact, this process could potentially destabilize the entire foundation of the Multiple Listings Service system.

In the absence of specific guidelines, until this entire matter is clarified perhaps the best course of action for real estate firms and licensees when requested by a lawyer to provide information that is confidential, is to respond that the brokerage will seek to obtain the necessary consent from the client and, if that consent is not forthcoming, that the lawyer will have to take the necessary legal steps to compel the disclosure of such information.

Music is one of the greatest creations of human kind in the course of history. It is creativity in a pure and undiluted form and format. Music plays a vital role in our daily life. It helps us to calm down, an even excites us in the moment of joy. Moreover, it enriches the mind and gives us self confidence.

Music surrounds our lives at different moments of lives, whether we hear it on the radio, on television, from our car and home stereos. Different kinds of music are appropriate for different occasions. We come across it in the mellifluous tunes of a classical concert or in the devotional strains of a bhajan, the wedding band, or the reaper in the fields breaking into song to express the joys of life. Even warbling in the bathroom gives us a happy start to the day. Music has a very powerful therapeutic effect on the human psyche. It has always been part of our association with specific emotions, and those emotions themselves have given rise to great music.

The origins of Indian music can be traced back to the chanting of the Sama Veda nearly 4,000 years ago. The primacy of the voice, and the association of musical sound with prayer, were thus established early in the history of Indian music. Today, music is available for us in different forms and the choice for music varies from person to person just as the reading choices vary from one another. There is folk music, classical music, devotional music, instrumental, jazz, rock music, pop music, hindi movie songs and many more.

In the modern world, Music has gained an honourable designation of ‘HEALING WITHOUT MEDICINE’. Doctors feel that music therapy has been helping them in treating many people with problems like dementia, dyslexia depression and trauma.” Many children with learning disability and poor co-ordination have been able to learn, and respond to set pieces of music. Many people with genetic disability have found a new light in the form of music.

Dance critic Ashish Khokar cites an experiment as proof: “Music is produced from sound, and sound affects our sense perception in many ways. Even fish in an aquarium were once made to listen to different kinds of music and it was found that their movements corresponded with the beat of the music. Mind you, fish do not hear, they only felt the vibrations of the sound through water. So you can imagine what a profound effect sound and music might have on the human mind.”

Anand Avinash, founder of the Neuro Linguistic Consciousness workshop who has researched music therapy says,”the mystics and saints from ancient to modern times have shown how music can kindle the higher centers of the mind and enhance quality of life.” Mantras, or chants used in the West, repeated monotonously, help the mind to achieve a sense of balance. A combination of the sounds in Sanskrit mantras produce certain positive vibrations and elevate the mind to a higher lever of consciousness.

We all know that meditation cleanses the system of its negative energies and vibrations. And music is a powerful aid to meditation. In many meditation workshops, music is used to make people more aware of their moods and feelings. People are made to lie down and empty their minds and then listen to the music which is systematically changed so that they can fit through different emotions and state of consciousness.

Many people also believe that any music you respond to positively will work for you, regardless of its content. Thus, even pop music might work wonders for you.

Music affects all of us in some way or the other. It also is the most common interest of many people. People who love music, listen to it while traveling, reading, meditation, walking, some even have soft music while working in their busy routine. It helps them to relax and escape from the stress of our day-to-day lives. Accounting is usually seen as having two distinct strands, Management and Financial accounting. Management accounting, which seeks to meet the needs of managers and Financial accounting, which seeks to meet the accounting needs of all of the other users. The differences between the two types of accounting reflect the different user groups that they address. Briefly, the major differences are as follows:

    • Nature of the reports produced. Financial accounting reports tend to be general purpose. That is, they contain financial information that will be useful for a broad range of users and decisions rather than being specifically designed for the needs of a particular group or set of decisions. Management accounting reports, on the other hand, are often for a specific purpose. They are designed either with a particular decision in mind or for a particular manager.

 

    • Level of detail. Financial reports provide users with a broad overview of the performance and position of the business for a period. As a result, information is aggregated and detail is often lost. Management accounting reports, however, often provide managers with considerable detail to help them with a particular operational decision.

 

    • Regulations. Financial reports, for many businesses, are subject to accounting regulations that try to ensure they are produced with standard content and in a standard format. Law and accounting rule setters impose these regulations. Since management accounting reports are for internal use only, there are no regulations from external sources concerning the form and content of the reports. They can be designed to meet the needs of particular managers.

 

    • Reporting interval. For most businesses, financial accounting reports are produced on an annual basis, though many large businesses produce half-yearly reports and a few produce quarterly ones. Management accounting reports may be produced as frequently as required by managers. In many businesses, managers are provided with certain reports on a monthly, weekly or even daily basis, which allows them to check progress frequently. In addition, special-purpose reports will be prepared when required (for example, to evaluate a proposal to purchase a piece of machinery).

 

    • Time horizon. Financial reports reflect the performance and position of the business for the past period. In essence, they are backward looking. Management accounting reports, on the other hand, often provide information concerning future performance as well as past performance. It is an oversimplification, however, to suggest that financial accounting reports never incorporate expectations concerning the future. Occasionally, businesses will release projected information to other users in an attempt to raise capital or to fight off unwanted takeover bids.

 

  • Range and quality of information. Financial accounting reports concentrate on information that can be quantified in monetary terms. Management accounting also produces such reports, but is also more likely to produce reports that contain information of a non-financial nature such as measures of physical quantities of inventories (stocks) and output. Financial accounting places greater emphasis on the use of objective, verifiable evidence when preparing reports. Management accounting reports may use information that is less objective and verifiable, but they provide managers with the information they need.

We can see from this that management accounting is less constrained than financial accounting. It may draw on a variety of sources and use information that has varying degrees of reliability. The only real test to be applied when assessing the value of the information produced for managers is whether or not it improves the quality of the decisions made.

The distinction between the two areas reflects, to some extent, the differences in access to financial information. Managers have much more control over the form and content of information they receive. Other users have to rely on what managers are prepared to provide or what the financial reporting regulations state must be provided. Though the scope of financial accounting reports has increased over time, fears concerning loss of competitive advantage and user ignorance concerning the reliability of forecast data have led businesses to resist providing other users with the detailed and wide-ranging information that is available to managers.

And given the incredible range of dresses that can be found, there is certain to be a cut/style to suit even the most ardent of dress-protesters! Dresses can make a statement to the world about the type of person you are, saying ‘I am confident, chic, and sure of who I am’ – no other item of clothing can boast quite that reputation, with the exception, perhaps, of the stiletto heel.

Different countries have different traditions when it comes to wearing dresses, and indeed, even in the UK, until the Women’s Movement of the 1960s, it was practically unheard of for women to wear trousers!

 

The professional title of producer is one of the most commonly misused titles in the music industry. This article will cover the three different types of music producers as well as the roles they play within the music industry and inside the recording studio.

What A Producer Isn’t

A producer isn’t a musician that makes his or her own music. The proper title for this position would be a musician, plain and simple. Producers also tend to work with a team of recording professionals, industry executives and reliable musicians to complete a recording project. Because the skills involved in managing a recording project take time to learn and are very demanding, someone who works on their own to create music isn’t typically considered a producer. The title of producer is often wrongfully associated with the roles of songwriters and general musicians.

Executive Producer

An executive producer is generally the person that funds the recording project. Executive producers also ultimately determine the direction of the recording project and carefully maintain the relationship between the artists or bands involved in the project and the record label that oversees the completion of the project. Executive producers essentially maintain the bridge between the record label and the recording artists as well as make sure that the project makes sense financially from a business perspective and a creative perspective.

Music Producer

A music producer typically spends a majority of their time creating or arranging music for the recording project. Music producers usually have a strong background in music theory and occasionally have degrees in music theory or music composition from established universities and colleges. Another job of the music producer is to make sure that the music within the recording project is of the highest possible quality and that the musicians involved in the project are making the best music they possibly can. Sometimes music producers are also given the task of maintaining communication between the artists and the record label executives, which is often a task that is more difficult than a lot of people within the music industry realize.

Engineering Producer

The engineering producer understands the technical aspects of the recording studio more than the other two types of producers. Engineering producers know how to work the recording console, setup the microphones for recording, use the recording software efficiently and effectively, and keep the recording project organized. A lot of engineering producers start out as either mixing engineers or assistant engineers to record label producers. They also tend to understand the technical aspects of recording and what it takes to make the music sound great from an engineer’s perspective.
